Step 1: Submit your Application

To apply for housing, you will need to complete an online application for Orchard Court Family Housing, which you can access through our housing application portal. Apartment assignments are contingent upon space availability in the apartment type you are eligible for, as well as on your application priority date. Your application priority date is established when you have finished your online application. You may come back at a later date to make changes to your occupancy dependents.

Important: We cannot accept an application for student family housing until you have been admitted to Oregon State University. You will not be able to complete the online application until you have received full admission.

Step 2: Wait List

Once your application is received, you will be placed on the apartment wait list based on your eligibility status and application priority date. You will also receive an email confirming your placement on the waiting list, and an approximate idea of how long the wait may be. The wait is generally between 16-24 months, depending on what type of apartment you are eligible for and your placement on the waiting list. If you are looking for a three bedroom apartment the wait can be longer than 24 months. Please note: Your waitlist request must be renewed annually. Information on renewing your interest in the waitlist will be sent out in June each year.

Step 3: Receiving an Apartment Assignment Offer

If an apartment becomes available when your name is at the top of the waiting list in your priority category, you will be contacted to verify your interest in the available apartment via your Oregon State email account.

You will have a deadline in your apartment offer email (usually 72 hours) by which you have to respond to the offer. If you do not respond, you will be removed from the waitlist.  Unless it is otherwise indicated in your apartment offer email, you will have up to 30 days to take occupancy of the apartment we offer, should you accept.

If you accept the offer: You will receive a confirmation email to coordinate a day for you to move in and officially pick up keys for your apartment. The day you pick up keys is the day we begin charging rent for occupancy. A $50.00 non-refundable contract fee will be applied to your OSU student account at the time you accept the offer.

If you decline the offer: If you decline the offer, and wish to remain on the waitlist, you may do so. If you choose to decline two apartment offers, your application will be removed from the waiting list.

Step 4: Move in!

When the apartment is available for you to move in, you will pick up your keys from the Orchard Court Office located in the Community Center. Upon checking in you will be asked to confirm all dependents who will be living with you in the unit. Please be aware that we do not allow there to be more than two people (of any age) per bedroom to reside in any of our units. You will also be issued one parking permit, and given important information about living at Orchard Court.
